We’ve been hearing it from so many families lately:

  • “Is the market crashing?”
  • “Should we just wait?”

This season has felt like walking into a room full of mixed messages. The headlines say one thing. Social media says another. And your real-life neighbor? Their home just sat for three weeks with barely any showings.

It’s confusing. And if you’re trying to make big decisions, like whether to sell your home, buy a new one, or both, it can feel like too much. Especially when life’s already full of noise.

What we’re really seeing on the ground right now

We’ve been closely following the latest insights from our friend Ryan at Sacramento Appraisal Blog, and here’s what we’d share if we were sitting across from you at Pause Coffee with our Macbook:

1. June was quiet. Historically quiet.

In fact, it was the lowest June sales volume since 1998. That’s not a typo. Buyers pulled back. Sellers paused. Everyone took a breath and some took a break.

But here’s what’s hopeful: when the market slows, it doesn’t stop. It just starts rewarding families who are clear, prepared, and honest about timing and price.

2. About 1 in 3 homes needed a price cut to go pending.

That sounds scary, but it actually tells us something important: buyers are still out there. They’re just more careful now. Many homes sold after reducing the price by about 5 to 6 percent. For some families, that’s a helpful benchmark to keep in mind when thinking about how to price their home fairly from the start.

3. Prices aren’t crashing; they’re adjusting.

In Placer County, median prices actually ticked up 3 percent from May to June. That doesn’t mean every home is worth more. It likely means more higher-priced homes sold in June. But it’s a reminder that the market is full of nuance. This isn’t 2008. It’s just a recalibration.

So what does this mean if you’re in transition?
