Sacramento Real Estate Market Report: September 2026

Sacramento Real Estate Market Report: September 2026

Hi, it’s Brandon and Vanessa. Sacramento had a busier September than a lot of people expected. More homes sold than a year ago, and prices held about where they were.

The median sale price came in at $538,000 in September, close to August’s $540,990. 2,629 homes sold in the city, up 22 percent from 2,162 a year ago, a clear sign that buyers are still showing up. Homes took 55 days on average to sell, up from 43 a year ago, so the pace is slower, but the activity is there.

Rates are the backdrop for all of it. The 30 year mortgage stayed above 7 percent for most of the month and peaked around 7.2 percent. Even so, about a third of the homes that went under contract in the region over the second half of September had been listed for two weeks or less, and about half never needed a price reduction. Homes under $600,000, which covers much of Sacramento, have held up better than higher price ranges.

If you are buying in Sacramento, this is a good time to have options. Homes are sitting a little longer, sellers who have been listed for a while are more open to negotiating, and prices are steady rather than climbing away from you.

If you are selling in Sacramento, price to today’s buyer. Homes that needed a price cut in the region gave up about 6 percent on average before they went under contract, so a sharp price on day one usually nets more than chasing the market down later. Good photos and a clean, move-in ready home make a real difference right now.

We know a headline about 7 percent rates can be confusing. Happy to walk through what it means for your situation, reply or call, we read and answer everything ourselves.
