Hi, Brandon and Vanessa here. Granite Bay keeps doing its own thing, and in a month when most of the region slowed down, homes here sold faster than they did a year ago.
The median sale price came in at $1,295,000 in September, down from August’s $1,349,000. Month to month swings are normal in a market this size, where a handful of larger homes can move the median. The more telling number is pace. Homes sold in 62 days on average, quicker than the 70 days of a year ago. Sales were close to last year’s level, with 132 homes sold compared to 138 a year ago, down about 4 percent.
Buyers at this level are usually less sensitive to rates than buyers in the rest of the region, and many are buying with significant equity or cash. When the right home comes up, they move decisively, which is exactly what September’s faster pace shows.
If you are buying in Granite Bay, do not expect the slow, negotiable market you might be hearing about elsewhere. The best homes here still go quickly, so get your financing lined up and be ready to act when you find the one.
If you are selling in Granite Bay, this is an encouraging picture. Demand is steady, homes are selling faster than last fall, and a well presented home priced in line with recent sales should find a buyer in about two months.
Granite Bay’s consistency remains its biggest strength. If you are weighing a move at this level, we would love to help you think it through.
