Granite Bay Real Estate Market Report: July 2026

Hi, Brandon and Vanessa here. We are adding Granite Bay to our monthly market reports starting this month, and honestly, it is a market that deserves its own conversation, because it does not behave like the rest of our area at all. While Rocklin, Roseville, and Lincoln have all seen homes take noticeably longer to sell this year, Granite Bay has barely moved, and we think that is worth understanding on its own terms.

The median sale price in Granite Bay came in at $1,346,123 in July. Days on market held at 51, essentially identical to the 51 days it took a year ago. Sales volume dipped slightly, 126 homes sold compared to 133 a year ago, a decrease of about 5 percent. On paper, that might look like a market cooling off. In practice, at this price point, we do not read it that way at all.

Granite Bay operates in a different tier than the rest of our coverage area, and it behaves like it. A median sale price well above 1.3 million dollars comes with a smaller, more specific pool of buyers, so the number of transactions each month is always going to be lower and more variable than what we see in Rocklin or Roseville. A 5 percent dip in sales volume in a market like this is genuinely just normal month to month movement, not a signal of weakening demand. What is far more telling is that days on market has not budged at all, not this year, not compared to last year. That kind of stability, especially while everywhere else in our area is seeing homes sit longer, tells us buyer demand at this level has stayed remarkably consistent even with mortgage rates still near 6.7 percent.

If you are buying in Granite Bay, do not go in expecting the slower pace you might be reading about in other nearby markets. A well prepared, well priced home here is still moving in under two months, and buyers at this level tend to move decisively once they find the right property. Be ready to act, because hesitation here costs you the same way it always has in this market.

If you are selling in Granite Bay, we want you to feel confident in what the fundamentals are actually telling you. This is not a market that needs convincing or discounting to move. Buyers at this price point are discerning, they take their search seriously, but they are still active, and a home that is presented properly, professionally photographed, staged thoughtfully, priced to reflect what it actually offers, continues to find those buyers quickly.

It is not chasing headlines in either direction, it is simply holding its price and its pace while the markets around it shift.
