Hi, Brandon and Vanessa here. Granite Bay gave us some genuinely good news in August, and after a summer of watching every other market in our area stretch out, it felt worth pointing out clearly.
The median sale price came in at $1,349,000 in August, up slightly from July. Days on market actually improved, 61 days now compared to 65 days a year ago, meaning homes here are moving a little faster than they did last summer, not slower. And 125 homes sold in August, essentially even with 124 a year ago. Put together, that is a market holding its value and picking up a bit of speed, while the rest of our coverage area has spent the summer watching days on market climb.
We do not think this is an accident. Granite Bay operates in a different tier than Rocklin, Roseville, or Lincoln, and buyers at this level tend to be less sensitive to the month to month swings in mortgage rates that are shaping the rest of the region right now. A median well above 1.3 million dollars draws a smaller, more decisive pool of buyers, and when that pool shows up ready to move, homes go under contract quickly, which is exactly what August’s numbers suggest happened.
If you are buying in Granite Bay, do not expect the slower, more negotiable market you might be hearing about elsewhere in the region. Homes here are actually moving a bit faster than they did a year ago, so be ready to act decisively when you find the right property.
If you are selling in Granite Bay, this is about as encouraging a data set as we have seen all year. Buyer demand is not just holding, it is improving. A well presented, well priced home is finding a buyer in about two months, and there is nothing in this month’s numbers that suggests you need to discount or wait for a better window.
