Hi, it’s Brandon and Vanessa. August in Rocklin is always a little bittersweet for us, back to school mornings, the last of the pool parties, and this year it came with a market that finally took a breath after climbing hard all summer.
Here’s the short version. The median sale price came in at $722,500 in August, down from July’s $750,000. That is not a warning sign, it is a normal cooling after a genuinely strong run, prices are still well above where they sat earlier this year. Homes took a bit longer to sell, 61 days compared to 50 a year ago, and that is a real shift in pace worth noting. At the same time, 310 homes sold in August, up 20 percent from 258 a year ago, so buyers did not disappear when prices paused, they simply had a little more room to breathe too.
We think what happened here is straightforward. Mortgage rates pushed higher through August and into September, climbing toward 7 percent, and that put a natural ceiling on how far buyers could stretch. Rocklin’s fundamentals have not changed though. Rocklin Unified, the parks, Quarry Park, all of it is still pulling families in, which is exactly why sales volume kept climbing even as the median leveled off.
If you are thinking about buying in Rocklin, this pause is worth paying attention to. A slight step back in price combined with more days on market means you have more room to negotiate than you did in July. That window will not necessarily stay open if rates settle back down, so it is worth moving on it.
If you are thinking about selling in Rocklin, do not panic about the dip from July’s number, but do respect it. Pricing to August’s data, not July’s peak, is what gets a home moving in this stretch. The basics still apply, professional photos, a strong first two weeks, and a price that reflects where the market actually is today, not where it was a month ago.
