Hi, it’s Brandon and Vanessa. September in Rocklin means football Friday nights, the first cool mornings, and a market that kept a lot more energy than the headlines about 7 percent rates would have you expect.
Here’s the short version. The median sale price came in at $679,450 in September, down from August’s $722,500. That is a real step back, and we would rather name it than dress it up, but it follows a summer where Rocklin prices ran hard, and it puts more homes within reach for families who were priced out in July. The encouraging part is volume. 297 homes sold in September, up 16 percent from 256 a year ago. Buyers are not sitting this one out, they are just more careful about price. Homes took 61 days on average to sell, the same pace as August and up from 50 a year ago.
We think rates explain most of this. With the 30 year mortgage above 7 percent for most of the month, buyers have a firm ceiling on what they can stretch to, and the homes that sold were the ones priced inside it. Across the Sacramento region, about half of the homes that went under contract in September did so without a single price reduction, and a third of them sold within their first two weeks. Price it right, and Rocklin homes are still moving quickly.
If you are thinking about buying in Rocklin, this is the most room you have had all year. Prices have come back from the summer peak, homes are taking longer to sell, and sellers are more willing to talk about price, repairs and credits. Rocklin Unified and the parks are not going anywhere, so the value of a home here holds up over time.
If you are thinking about selling in Rocklin, the lesson from September is simple. Price to this month’s buyers, not to July’s headline. Homes that needed a price cut in the region gave up about 6 percent on average before they went under contract, so getting the number right on day one is worth real money.
One month of numbers never tells the whole story. If you want to know what September means for your street, reply or call, we read and answer everything ourselves.
