Hi, Brandon and Vanessa here. Roseville’s August numbers landed pretty close to where July left off, which after a summer of real movement is its own kind of story, a market settling into a new, slower rhythm rather than one still finding its footing.
The median sale price came in at $685,990 in August, down slightly from July’s $699,000. That is a small pullback, not a trend reversal, values are still comfortably ahead of where they sat earlier this year. Days on market kept stretching though, 75 days now compared to 59 a year ago, and that gap has widened every month we have tracked this summer. Meanwhile 1,065 homes sold in August, up 28 percent from 830 a year ago, so this remains one of the most active markets in our whole coverage area even as the pace of any single sale slows down.
Here is how we would explain that combination to a friend. Rates pushing up toward 7 percent through late August and into September gave buyers a real reason to slow down and think, so homes are sitting longer even though plenty of buyers are still out there closing deals. Roseville’s pull, the retail, the dining, the commute, has not weakened at all, it is just taking longer for that demand to turn into a signed offer.
If you are buying in Roseville right now, you are in about as strong a negotiating position as we have seen all year. Slightly softer prices plus a slower pace means real leverage, use it, and do not feel like you have to move at July’s speed.
If you are selling in Roseville, this is the month to be honest with yourself about pricing. What sold in June or July is not necessarily what August’s buyers are willing to pay. Price to this month’s data, make sure the home shows well from day one, and expect the process to take a little longer than it would have earlier this summer, that is simply where the market is right now.
