Hi, Brandon and Vanessa here. Roseville gave us one of the better surprises of the month. With rates above 7 percent, prices actually ticked up in September, and more homes sold here than in any of the Placer County towns we cover.
The median sale price came in at $690,795 in September, up from $685,990 in August. After a couple of months of small pullbacks, that is a nice sign that values here are holding. Sales were strong too. 1,003 homes sold in September, up 25 percent from 805 a year ago. The trade-off is time. Homes took 95 days on average to sell, up from 50 a year ago, so the market is busy but patient.
Here is how we would explain it to a friend. There are plenty of buyers in Roseville, drawn by the shopping, the dining, the schools and an easy commute, but with rates above 7 percent they are taking their time and comparing more homes before they commit. That is why sales and prices are holding while each listing waits longer for the right buyer.
If you are buying in Roseville, the longer timeline is your friend. You can see more homes, take a second look, and negotiate on repairs or closing costs without feeling rushed. Prices have held steady, so this is less about waiting for a drop and more about using the time you have.
If you are selling in Roseville, the demand is real, and the numbers prove it. What wins right now is presentation and patience. A home that is priced to September’s data, shows well online, and is ready for a longer runway will find its buyer. Across the region, about half of the homes that went under contract last month did it without a price cut.
If any of this touches your plans, we would love to walk through it with you directly. Reach out any time.
