If you’re watching the Rocklin market, whether you’re thinking about buying, selling, or just keeping tabs on your home’s value, here’s our honest read on what June’s numbers actually showed.
The numbers
- Median sale price: $720,000
- Days on market: 44 days, essentially unchanged from 44 days a year ago
- Homes sold: 307 in June, up from 276 a year ago, an increase of about 11%
- 30 year mortgage rate: hovering around 6.5%
What it means
Rocklin is holding its ground. While Roseville and Lincoln have both seen homes take noticeably longer to sell this year, Rocklin’s pace barely budged, still averaging under a month and a half. That’s a sign of a genuinely tight, well balanced market rather than a cooling one.
At the same time, 11% more homes changed hands than a year ago, so this isn’t a case of a few homes selling fast while everything else sits. Buyers are active and sellers are finding them.
Part of the story here is Rocklin itself. Strong schools through Rocklin Unified, family friendly neighborhoods, and access to spots like Quarry Park keep steady demand flowing even as rates sit above 6%. It’s the kind of place people move to and then don’t want to leave, which keeps resale demand healthy.
If you’re buying in Rocklin: don’t expect much room to wait things out. At 44 days, well priced homes are still moving close to a normal pace, and hesitating can mean losing out on the one you actually want.
If you’re selling in Rocklin: the market is rewarding preparation, not just patience. Price to the current data (not last year’s numbers), show well from day one, and you’re still in a strong position to sell quickly.
Bottom line
Rocklin remains one of the steadiest markets in our area right now. Prices are firm, homes are still moving at a healthy clip, and demand hasn’t let up. If you’re weighing a move in Rocklin, this is a good time to have a real conversation about what your home would sell for or what you could buy today.
