Lincoln Real Estate Market Report: June 2026

Lincoln has been the most talked about market in our area this year, and June’s numbers explain why. Here’s our honest, no spin read on what’s really happening if you’re buying or selling in Lincoln.

The numbers

  • Median sale price: $679,425
  • Days on market: 121 days, up from 54 days a year ago, more than double
  • Homes sold: 689 in June, up from 470 a year ago, an increase of about 47%
  • 30 year mortgage rate: hovering around 6.5%

What it means

Lincoln is a market of contrasts right now. On one hand, sales volume is up 47% year over year, by far the biggest jump of any town we cover. On the other hand, the typical home is now taking about four months to sell, more than double what it took a year ago.

Both of those things are true at once, and they tell a real story. Lincoln continues to grow fast, with steady demand from buyers drawn to newer construction, more space for the money, and communities like Sun City Lincoln Hills. But that growth has also brought a wave of new listings and new construction competing for the same buyers, so even with more sales happening overall, each individual home is sitting longer before it finds a buyer.

For a seller, that combination, more competition plus more patient buyers, is exactly why pricing and presentation matter so much right now.

If you’re buying in Lincoln: you have real leverage. With homes averaging four months on market, there’s room to negotiate on price, request repairs, or ask for concessions that simply weren’t on the table a year ago.

If you’re selling in Lincoln: don’t price to last year’s fast moving market. Between resale competition and new construction, buyers have options, and the homes getting offers are the ones priced accurately and presented well from the start.

Bottom line

Lincoln’s growth story is real, sales are up nearly 50% year over year, but so is the patience buyers now have. If you’re selling, treat this as a market that rewards careful pricing and strong preparation. If you’re buying, this is one of the more buyer friendly windows Lincoln has seen in a while.
