Hi, it’s Brandon and Vanessa. Lincoln keeps writing the same headline every month this year, more homes selling, longer for each one to get there, and August did not break that pattern.
The median sale price held essentially flat, $675,000 in August compared to $675,000 in July. Prices are not the story in Lincoln right now, pace is. Days on market hit 128 in August, up from 58 a year ago and even a touch higher than July’s already stretched 125 day mark. And 690 homes sold in August, up nearly 42 percent from 487 a year ago, the strongest year over year sales growth of any market we track, for a third month running.
We keep coming back to the same explanation because it keeps being the right one. Lincoln is growing fast, and a lot of that growth is new construction competing directly with resale sellers for the same pool of buyers. More total transactions are happening because there are simply more homes and more buyers in the mix, but each individual listing has more competition to stand out against, which is exactly why the days on market number keeps climbing even as sales volume keeps setting records.
If you are buying in Lincoln, this remains one of the most buyer friendly markets in our entire area. Homes averaging well over four months on market gives you real room to negotiate on price, ask for repairs, or request concessions, take your time and compare resale against new construction before you commit.
If you are selling in Lincoln, we want to be straight with you rather than encouraging for its own sake. Pricing to what a similar home sold for last spring, or even last month, is not going to serve you well here. Buyers have real alternatives, both down the street in new construction and in a growing resale inventory, so the listings getting offers are priced accurately from day one and presented as well as anything a builder is offering nearby.
Lincoln’s growth is real and it does not appear to be slowing down. If you are trying to figure out where your home or your budget actually fits into a market moving this fast, we would rather walk through it with you directly than have you guess from a blog post.
