Hi, it’s Brandon and Vanessa. If you like steady, Lincoln is your town. The median price held at exactly $675,000 for the third month in a row, and sales kept climbing.
697 homes sold in September, up 29 percent from 539 a year ago, which makes Lincoln one of the fastest growing markets we track again this month. Days on market came down a little from August, 124 days compared to 128, though that is still well above the 47 days of a year ago.
The story here has not changed, and it is a good one for the city. Lincoln keeps growing, and a lot of that growth is new construction. More homes and more buyers mean more sales overall, but every resale listing is also competing with builders down the street. That is why prices are steady and sales are strong while each listing takes longer to find its buyer.
If you are buying in Lincoln, you are in one of the most buyer friendly spots in our area. With homes averaging around four months on the market, there is room to negotiate on price, repairs and credits, and time to compare resale homes against new construction before you decide.
If you are selling in Lincoln, the good news is that the buyers are here, and prices are holding. The homes that win are priced accurately from the start and presented as well as the model homes nearby. Fresh paint, good photos and a fair price go a long way when buyers have choices.
Lincoln’s growth is real and steady. If you want to know where your home or budget fits, we are happy to walk through it with you.
