We spend most of our weeks driving through Rocklin, previewing homes, meeting clients for coffee near the historic depot, so when people ask us “how’s the market doing,” we like to actually show our work instead of just saying “good” and moving on. July gave us a lot to talk about.
Here’s the short version. The median sale price in Rocklin climbed to $750,000 in July, up from $720,000 back in June. That is not a rounding error, that is real, sustained movement, and it is the strongest price growth we have tracked anywhere in our coverage area this summer. Homes are taking a little longer to sell than they did a year ago, 56 days compared to 49, but Rocklin is still moving faster than every other market we watch, by a wide margin. And 305 homes sold in July, up from 273 a year ago, which tells us this is not a market that is quietly slowing down while prices happen to drift upward. Buyers are showing up in real numbers.
We think a lot of this comes back to what Rocklin actually is. It is not a market riding a trend, it is a place families choose on purpose. Rocklin Unified continues to be one of the draws we hear about most from clients moving into the area, along with the parks, the walkability of some of the older neighborhoods, and honestly, just the fact that Quarry Park exists and people can spend a summer evening there without driving twenty minutes. When a market has that kind of built in demand, it tends to hold up even when financing gets more expensive, and with mortgage rates still sitting around 6.7 percent, that resilience matters.
If you are thinking about buying in Rocklin, we want to be straight with you. We hear a lot of “maybe we will wait for rates to drop” from buyers right now, and we understand the instinct, but the price data does not support waiting here. Rocklin is not softening. It is doing the opposite. The homes that are priced well are still getting real attention within the first couple of weeks, and every month that goes by with prices climbing is a month where waiting costs you more than the rate difference would have.
If you are thinking about selling in Rocklin, this is genuinely one of the best positioned markets we work in right now. You are not fighting a buyer’s market, and you are not relying on hope to get a good number. What matters is doing the basics right, pricing to July’s numbers and not last year’s, making sure the home shows well from the very first weekend it is live, and having professional photos and video so it looks as good online as it does in person. We have said this before and we will keep saying it, the first two weeks on market do most of the work. A home that launches strong in Rocklin right now is going to move.
