Roseville is probably the market we get the most questions about, mostly because so many of our own friends and clients either already live there or are actively trying to. It is the retail hub, the dining hub, the place people move to when they want the conveniences of a bigger city without actually living in one. So when July’s numbers came in, we wanted to walk through them properly instead of just flashing a stat and moving on.
The median sale price in Roseville came in at $699,000 in July, up from $687,990 in June. That is a real, steady climb, not a huge jump, but a consistent one, and it tells us values are not stalling out. What is changing more noticeably is how long it takes to get from listed to sold. Homes averaged 71 days on market in July, compared to 52 days a year ago, and even compared to June’s own 65 day pace. That is a meaningful shift in speed. And yet, 1,061 homes sold in Roseville in July, up from 836 a year ago, a 27 percent increase. That is one of the largest jumps in sales volume anywhere in our market area.
Here is how we think about that combination. Buyers have not disappeared, if anything there are clearly more of them transacting than a year ago, but they are not rushing the way they used to. With rates still hovering around 6.7 percent, buyers have the room and the incentive to take their time, compare a few homes, negotiate a little harder, and not feel pressured into the first thing they see. That is a real shift in leverage, and it is worth understanding whether you are on the buying or the selling side of this.
If you are buying in Roseville right now, we want you to actually use the position you are in. A year ago, buyers in this market did not have much room to negotiate, homes were moving in under two months and sellers held most of the cards. That is not the case anymore. You have more time to think, more room to ask for repairs or concessions, and more leverage on price than buyers had in 2025. Do not rush yourself just because that used to be necessary here.
If you are selling in Roseville, we would rather tell you the truth than tell you what feels good. Homes are taking close to three weeks longer to sell than they did a year ago. That does not mean your home will not sell, it means presentation and pricing carry more weight than they used to. The sellers who are still moving quickly are the ones who priced to July’s data from day one, not to what a neighbor got eighteen months ago, and who made sure the home was genuinely ready to show, not just listed and hoped for.
Roseville is still a strong market. Values are climbing, sales volume is up double digits year over year, and there is nothing in this data that looks like trouble. It has simply become a market where the details matter more than they did a year ago, and that is exactly the kind of market where having someone in your corner who actually reads the numbers, instead of repeating last year’s talking points, makes a real difference.
