Roseville is one of the most active markets we work in, and June gave us a clear picture of where things stand. Here’s our honest read on the numbers, and what they mean if you’re thinking about buying or selling.

The numbers

  • Median sale price: $687,990
  • Days on market: 65 days, up from 39 days a year ago, an increase of about 67%
  • Homes sold: 1,060 in June, up from 869 a year ago, an increase of about 22%
  • 30 year mortgage rate: hovering around 6.5%

What it means

The headline here is speed, not price. Roseville’s median sale price is holding close to last year’s level, so values haven’t slipped. What’s changed is how long it takes to get a home from listed to sold, and that gap has grown a lot.

Here’s the part that’s easy to miss: 22% more homes sold in Roseville this June than last. That’s a meaningful jump in activity. So buyers absolutely are out there and deals are getting done, they’re just not moving at the pace they were a year ago. With rates still above 6%, buyers have more room to shop around, compare, and negotiate before committing.

Roseville’s pull is obvious once you look past the numbers. It’s the retail and dining hub of the area, with strong schools, established neighborhoods, and easy commuter access, and that keeps a steady stream of buyers interested even as the pace of sales slows.

If you’re buying in Roseville: you have more time and more leverage than buyers had a year ago. Use it. Get pre approved, know your numbers, and don’t be afraid to negotiate on price or terms.

If you’re selling in Roseville: with homes taking almost twice as long to sell as last year, presentation and pricing matter more than ever. The homes that still move quickly are the ones priced to today’s market and shown at their best from day one.
